A Bridging Loan is an excellent source of secured, short-term finance that can be arranged very quickly. The facts of Bridging Loans you need to know are:

  • To qualify for a Bridging Loan you simply need to have equity in your property such that total borrowings do not exceed a Loan-to-Value (LTV) of 75-80%. NB We can get you a higher LTV - even up to 100% - on your property if you can offer additional security with the loan.
  • You can be employed, self-employed or even not be working and we can assist you raise Bridging Finance
  • Interest is quoted and charged based on a monthly rates. Ask us for the best rates but 0.70% per month is available subject to a LTV below 50% and loan amount greater than £75,000
  • It is usual to have a Completion fee of 2% of the Bridging loan (standard across the Bridging Finance Industry); we, the broker, charge 1% (min £999) to place you with a reliable and low cost lender and you will need to pay the Lender's legal & valuation fees too (again this is standard across the industry). In most circumstances you may be able to add these to your loan rather than have to pay them up front.
  • You can take a Loan from 1 to 12 months though this can be extended if the project requires it
  • We can do a 1st or 2nd charge Finance on your property (Second charge to max 65% LTV).
  • At the end of the Loan we can help you convert it in to a residential or commercial mortgage
  • We can arrange Loans for private individuals or limited companies
  • We provide Loans across England, Wales & Scotland and even loans in Northern Ireland (where we now have 3 Lenders to choose from).
  • Bridging Loans are available for any legal purpose.
