What are the rates available for Commercial Loans and Commercial Mortgages?

This is a very tricky question to answer as it depends on many factors. Some of the issues that determine the rate of your Commercial Mortgage are

  • The percentage LTV you want to borrow. The lower the percentage you require, the better the rate you will get
  • The nature of the property being offered as security. The best is probably commercial property occupied by professionals like solicitors, accountants, doctors etc.
  • Your own borrowing history and credit record
  • Whether the charge on the property is a 1st or 2nd charge (2nd charge is more expensive)

Rest assured though that we have access to all the major as well as several niche Lenders so we will reconcile all these factors to try and get you the best rate and deal for your circumstances.


The Application process:

The first step to getting your Commercial Mortgage is to complete our Enquiry form opposite. This will give us enough information to make some preliminary investigations on your behalf and enable us to then call you back with a better range of options for you. Don't worry: no credit search will be conducted at this early stage.


After you have spoke with one of our Commercial Mortgage Advisors you will likely have to complete a more detailed formal application (Heads of Terms) and from there we can conduct some more advanced discussions with Lenders on your behalf with a view to making a formal offer. If you receive a formal offer for your Commercial Mortgage we will then ask you to decide if you wish to proceed and if you decide you do, before we begin to prepare all the requisite paperwork on your behalf we will ask for a £99 Commitment fee. Should your offer be withdrawn after that we will refund this to you but should you decide not to continue then we will retain this fee.
